Qatar has reduced the minimum plot size required to subdivide private residential villa land to 400 square metres, in a move the Ministry of Municipality says will improve land use and expand housing options.
Under the new standard, a single villa can be developed on a minimum plot of 400 square metres with a frontage of at least 15 metres.
For two attached villas, the minimum plot size is 600 square metres with a minimum frontage of 20 metres.
The ministry said the changes followed a study of the country’s property market and the results of previous planning regulations.
The new rules are intended to make better use of existing infrastructure while giving property owners greater flexibility in developing their land.
The change could have implications for Qatar’s residential property market, particularly for owners considering redevelopment or subdivision.
